FY 2025-26 Secured Property Tax Bills Available Online and Mailed

First Installment Due November 1, 2025

SANTA ANA, Calif. – Orange County Treasurer Shari Freidenrich announced that more than 886,000 secured property tax bills totaling more than $9.7 billion are available for all taxpayers to view, print, and pay online at TaxBill.octreasurer.gov.  The secured property tax bills have also been mailed to the property owner’s address based on the most recent tax roll. For convenience, each bill also includes a QR code directly to the property tax parcel online where taxpayers can view an online statement and pay securely by eCheck with no service fee.

The first installment of FY 2025-26 secured property taxes is due and payable on November 1, 2025, and will become delinquent if not paid by December 10, 2025. The second installment is due and payable on February 1, 2026, and will become delinquent if not paid by April 10, 2026. Payments can be made securely online at TaxBill.octreasurer.gov by eCheck (no cost) using a checking or savings account, or by credit/debit card (service fee applies) including Google Pay and Apple Pay.

Property owners who have not yet received their FY 2025-26 secured property tax bill in the mail can obtain a copy online at TaxBill.octreasurer.gov. The California Revenue & Taxation Code states that not receiving a property tax bill does not relieve the property owner of the responsibility to pay the balance owed by the due date. The website provides an up-to-date online statement for all secured property, including the status of current and prior year’s tax bills plus any delinquencies, penalties or fees. Simply input either the property address or Assessor Parcel Number (APN).

Note that taxpayers with mortgage impound accounts will receive a secure sealed postcard with condensed tax information inside and a QR code link directly to the property tax parcel online. The postcard also includes a link to the information inserts page at octreasurer.gov/octaxbillinserts for helpful property tax tips including the following:

  • Scan the QR code on your property tax bill to be taken directly to your parcel online with access to current and prior year tax bills.
     
  • Pay property tax bills securely online at TaxBill.octreasurer.gov by eCheck (bank account) at no cost and receive same day credit with an emailed confirmation receipt.
     
  • Sign up to receive secured property tax bill payment reminders by text or email at octreasurer.gov/eSubscriptions.
     
  • View our New Owner or Business Property Tax eGuides at octreasurer.gov/eGuides
     
  • Go to octreasurer.gov/TaxDollar to see where property taxes go.
     
  • View 16 years of property tax bills and payment details for the previous two years.
     
  • In-person tax payments and other County services are available in the County Service Center at 601 N. Ross St. in Santa Ana, (8 a.m. to 5 p.m. Mon. – Fri.) with free 30-minute parking in Lot P4 (see octreasurer.gov/Parking for map). Payment can also be deposited in the 24/7 drop box off Ross Street (check only/no cash).
     
  • View secured property tax bill details in an easy-to-read format with a GIS parcel map by visiting TaxMap.octreasurer.gov with details of any applicable Mello Roos/PACE assessments and nearby local services and parks, or by clicking on the map image after inputting the address or APN at TaxBill.octreasurer.gov.
